Delegates Experience Value of Network in Action
Denise Kahler
Marketing and Communications Director
CREW Network

The "Value of the Network." As CREW Network members we promote it, we believe in it and President Jane Snoddy Smith is making sure we all live it!

CREW Network President Smith, a partner with Fulbright & Jaworski LLP in Austin, Texas, has declared 2009 the Year of the Member and, as such, has challenged CREW Network board members, staff and chapter leaders to create enhanced membership value that supports the current needs of members throughout every CREW Network program, service and event delivered. From start to finish during the recent Spring Leadership & Council Meeting held June 4-6 in St. Louis, Missouri, delegates and chapter leaders were immersed in discussions, programs and events that demonstrated the value of the Network. From the networking receptions and board hosted dine arounds, organizational progress reports presented at the council meeting and the outstanding professional development sessions delivered, delegates and chapter leaders truly lived the Value of the Network.

President Smith reported several exciting accomplishments already taking place at the national level. Among efforts to facilitate global connectivity within the Network, members of the board have planned 19 chapter visits for the year and started a new practice called "By-the-Way-Visits" whereby board members will connect with local chapters every time they travel for business. These visits enable the board to update chapters on what's happening at the national level and within other chapters throughout the Network - keeping the circle of communication tight, boards informed and best practices circulating. This board has also been on the road presenting at such high-profile industry events as the 2009 RECon event - spreading knowledge and awareness of the good works of this organization. Through these efforts and more, word of CREW Network's membership value is now spreading internationally with interest building in Asia and Europe to bring on at-large members from those areas - opening doors for major business opportunities for CREW Network members everywhere.

The 2009 Board Hosted Best Practices Calls, held monthly and presented by board members, have already engaged more than 50 percent of all CREW Network chapters - four more programs are scheduled for the remainder of the year. The 20th Anniversary Professional Lecture Series that started earlier this year has been a tremendous success with each program delivered to date having drawn a sellout crowd. Audio recordings of these presentations are available within the Chapter Resources section of the CREW Network Web site. More than 100 member and non-member women professionals in the industry submitted applications for CREW Network's newest recognition program - 20 Under 40 - developed in celebration of CREW Network's 20th anniversary this year to showcase the outstanding younger women who are making their mark on this industry. Winners of this program will be recognized during the 2009 CREW Network Convention in Boston this Fall.

President Smith reminded delegates how the Network provides access to employment opportunities throughout its 67 chapters. The CREW Network Career Center features hundreds of job postings within the industry, all provided at no charge to members. Smith also reminded delegates how members can and are using their Network connections to find new employment. And, for the first time, CREW Network will provide onsite career mentoring services during the 2009 CREW Network Convention & Marketplace in Boston.

And in a final announcement to underscore the strength of this organization and the commitment to CREW Network's mission that continues to be embraced by the industry at large, President Smith announced that CREW Network secured a $225,000 strategic partnership with Studley to become its Leadership Development Partner. This partnership will open up major opportunities for CREW Network members in the very near future. Details of this strategic alliance will be announced at the 2009 CREW Network Convention & Marketplace.

Following the council meeting, attendees participated in highly rated professional development sessions. Angie Earlywine, senior associate with HOK Advance Strategies, provided delegates and chapter leaders with practical strategies for effectively managing workplace change. With the current industry conditions creating constant change within the workplace, this topic was especially timely. According to Earlywine communication is key to managing change. People fear the unknown and when they don't hear anything, they envision the worst possible scenario. Even if you don't know the final plan, Earlywine recommends letting people know you're working on something but just don't have all the answers right now. Interestingly, Earlywine went on to identify four types of people that make up every workforce (Happy Clams, Squirrels, Turtles and Bears) and provided strategies for interacting with each of these personality types in order to achieve success.

CREW Network also brought in Carson Tate, CPO, President, Working Simply, LLC, a productivity consulting firm, who provided attendees with strategies for organizing their lives in order to work smarter, not harder. According to Tate, workers waste an average of six weeks per year looking for documents. Further, it takes an individual an average of 64 seconds to regain focus after an email interruption, translating into approximately eight and a half hours per week of lost productivity. Tate provided attendees with strategies for email management, boosting per hour results and focusing every day decision making. Tate's number one rule? Start your day on your agenda, not someone else's. Says Tate, "When we let others dictate our agenda, we focus all our efforts executing whatever it is they need while we watch our own 'to do' list just sitting there." Tate also advises not starting your day reading and responding to emails. Instead, she advocates for starting your day by engaging in a revenue generating task - something that's going to put money into your pocket. Sound advice for all of us.

Finally, delegates and chapter leaders participated in roundtable discussions on sponsorship best practices. What made this session so unique is that participants were engaged in working sessions out of which content was developed to be included in CREW Network's next playbook on sponsorship to be delivered later this year. This will be a comprehensive resource that represents the very best practices taking place in CREW Network chapters throughout the Network.

While the industry continues to take its hits, CREW Network remains focused and committed to providing CREW Network members with the tools and resources they need to revive their businesses, transition careers and remain major players at the deal table. The Network is a tightly knit community of support and at no time has this been demonstrated greater than it is today. Every member has a role to play; whether it is membership champion, business connector, career mentor or industry change agent, find your role, embrace that role and do your part to keep CREW Network, your fellow members and the commercial real estate industry strong and viable.

Leading Women Will Address the Future of Commercial Real Estate in Boston
UCREW is Kicking Off - Volunteers Needed
The goal of U CREW is to reach out to university age women and develop a program that expands their awareness about careers in commercial real estate and gives them the tools to pursue a career in commercial real estate. Eventually we would like to include a scholarship component in this program and are currently looking for a sponsor.

In an effort to start building relationships with the University of Texas McCombs School Of Business and its students in the Business Foundation Programs, CREW members have a chance to participate at two events!

Wednesday, July 1, from 11:00-1:00 p.m., an Etiquette Luncheon will be held for the students in the Business Foundations Programs. This will take place in the Texas Union Quadrangle Room. UT will supply the meal, but would like
8-10 CREW volunteers to dine with and offer feedback to the BFPSI students, who will be sitting at multiple tables.

On Thursday, July 30, from noon-4:30 p.m., Mock Interviews will be conducted with the students in various rooms throughout McCombs. These will be one-on-one 15-minute interviews, followed by a few minutes of feedback about students' appearance/presence/answers to help them improve. Some of the faculty will also take part in these interviews, so volunteers may be paired with a faculty member. If you have sample questions you use to interview potential employees, we would love to see those. We also have a list of questions that recruiters have asked of past McCombs students available.
10-12 volunteers are needed for this event.

So please consider signing up for one or both of these events. They do not take too much time and will be a great way to impact some university age students!

Sign up as soon as possible for these events!!!

If you are interested please contact Vicki McDonald, CCIM at vicki.mcdonald@foundcom.org or at (512) 447-2026 ext. 33

The 20 Under 40 program is not limited to CREW Network members. Any woman working within a qualified field of commercial real estate and under the age of 40 is eligible to be nominated.

The Search for Value
It is only natural for a person to take inventory of their home and work lives when they are in the midst of an economic or career obstacle. This inventory at one point or another usually breaks our lives down to a basic level where we begin to look around us and wonder how we accumulated what we have and why we thought we needed it in the first place. Many of us need to question the value we have placed on our belongings (especially those items we purchased and intended to use, but we just haven't). We can also consider how much we can profit from selling the item(s) on eBay, Craigslist or through our local papers. I challenge you to really look at what value means to you. An unused designer handbag may have a value in your mind defined by many factors including attachment, sentimentality and stubbornness around how much we paid for it in the first place but it is never sold, therefore not fully recognizing its possible value.

However, if the item were to be donated to the 2009 CREW Foundation Silent Auction held during the CREW Network Convention & Marketplace in Boston September 30th through October 3rd, then the true value will be realized; realized through knowing that a fellow CREW Network member will put it to good use while CREW Foundation receives 100 percent of the item's proceeds to support the vision of CREW Network. Arguably, the measure of an item's true value can only be acknowledged through the synergy of giving and receiving and the personal fulfillment that brings.

CREW Foundation challenges each of you to support the 2009 CREW Foundation Silent Auction by taking an inventory of your life, closet, home and business - look for ways to economize and donate those "green" or gently used items to the 2009 CREW Foundation Silent Auction. Here are some basic examples of what has been donated, to date, for 2009:

1. Designer Purses & Handbags - Designers include Gucci, Ferragamo, Coach, Mary Norton, and many others.
2. Jewelry
3. Technology - Software, PDA's, etc.
4. Shoes (New only, please) - Joan & David
5. Jackets, Coats, Hats & Scarves
6. Household Items - Linen table settings, glassware, art, etc.
7. Memorabilia - Autographed sports items, books, etc.

Non-traditional Items of interest that Auction Committee has discussed include:

1. Credit card points or miles stacking up? Cash them in for store gift cards or airfare certificates you can donate.
2. Season ticket holder? Donate a pair of tickets to your local team.
3. Have a vacation home or condo? Donate a week-long stay at your destination.
4. Unique items from your region - Make sure that the item is either easy to carry home in a suitcase or can be easily packaged and shipped without costing a large amount of money.

Consider also donating your professional services. Not only are you supporting the work of CREW Foundation, this is an opportunity for you to build long-term business.

1. Are you an architect or builder? Donate your expertise to build/design a doghouse for a pampered pooch or jungle gym for a feline!
2. Are you a local historian or expert? Donate a day where you can take the winner(s) on a site-seeing tour and lunch, catered by you.
3. Are you a gourmet cook or skilled baker? Donate a year of foods or cakes/sweets made by you - sent on a monthly basis to the winner.
4. Are you a wine or liquor connoisseur? Donate a vintage bottle from your cellar or bar.
5. Are you a budding artist? Donate one of your latest or greatest works of art or your time to make something new for the highest bidder.

To see a complete list of the currently needed items, please visit the CREW Foundation Auction webpage. To donate an item to the Auction, please complete and submit the 2009 Auction Commitment Form. We need your help to secure the most unique and unusual items found anywhere. You can help this be the most successful CREW Foundation Auction yet.

Please contact Christi Quick with any questions regarding the Auction or to arrange for item shipment.

CREW Careers (Brought to you by Brown McCarroll LLP)
"CREW Careers is about teaching girls that they can pursue careers in commercial real estate just as easily as men and there are significant opportunities", said 2009 CREW Careers Co-Chair, Aisha Dull.

In Austin, approximately 100 girls from The Ann Richards School for Women Leaders will divide into groups, come up with a development strategy for a 4 acre raw tract of land, Austin Commons Phase II, present their plan to a panel of judges and then hear a presentation from the developer, Ken Satterlee of St. Croix Capital Corporation, that reveals the actual plan to the girls.

In the process, the girls will learn about the many disciplines in commercial real estate from many CREW Austin members that are available to them such as, engineering, brokerage, development, legal, appraisal, finance, architecture, etc.

In addition, while having fun, the girls will also learn leadership, teamwork and presentation skills.

THIS YEAR'S CREW CAREERS EVENT WILL BE HELD ON THURSDAY, MAY 14TH AT THE ANN RICHARDS SCHOOL FROM NOON TO 4:00 PM.

CREW Connections
A large deal that closed in January had three CREW members involved and this is a perfect example of how our connection in CREW can ensure a project's success with all the right people involved. Diann Cowling of Quick & Company was the exclusive tenant rep for Davis & Davis, P.C. who are leasing over 7,654 sf of the Stratum. Diann worked closely with the Landlord representative Rachel Coulter of Stream Realty Partners to make sure this transition was smooth. During the initial space search, Diann brought Janna Paulson of PPDS, Inc in to work on several building layouts, space design, and planning.

Linda Strickland of Integra Realty Resources Austin has received several referrals for her appraisal services from CREW members this month. Those members are Donna Ripley of Quick & Co., Stacy Mock of Alamo Title, and Kristin Gardner of CB Richard Ellis.

Yvonne Parra of O'Connor Commercial has taken on a new client this month for her commercial property tax consulting services. Yvonne is extremely thankful to Kathy Mayfield of Capital CDC for the referral.

Johnny Atkinson of Executive Security secured a new client this month. Diann Cowling with Quick & Company provided the referral, and now Executive Security will be providing security services for a long time client of hers.

Mary Lawrence of Dimension Floorplans, LLC is happy to announce she has completed two projects for fellow CREW members. Dimension Floorplans has created As-Built Floor Plans complete with USF/RSF square footage calculations for Rachel Coulter of Stream Realty Partners and Cathy Coneway of Stanberry and Associates.

We are happy to announce a hard project that has been in the works for months has finally been completed due to the hard work of two of our outstanding CREW members. Gay Heavilin of Independence Title was the title officer for sale of an apartment project by Cacki Jewart's client. Cacki Jewart of Brown McCarroll LLP and her client selected Gay because of her outstanding responsiveness and wealth of knowledge in handling complicated commercial transactions. Cacki and Gay look forward to their next transaction together!

Thank you all for keeping the spirit of our philosophy strong:

"We promote each other, we support each other. It's that simple."

Delegates Celebrate 2008 CREW Network Successes
Now is the time to turn to your Network!

While the stories were plentiful of job layoffs, lackluster sales and corporate buyouts, one message played out loud and clear above the rest, "Now is the time to turn to your Network!"

During the recent Council of Delegates Meeting, held October 3 in Houston, Texas, delegates were reminded by President Lynny Osenbaugh what a unique organization CREW Network is and encouraged to utilize all of the business tools CREW provides to support the business success of all members.

Networking - building and growing a group of professional contacts who provide business leads, professional advice and employment opportunities, was viewed as the most important skill to surviving the economic crisis, according to a survey by Commercial Real Estate Women (CREW) Network.

"During times such as these, the value of knowing as many people as possible in your market, and in
your industry, and with whom you can depend on for leads and for information cannot be overstated,"
said Lynny Osenbaugh, 2008 President of CREW Network.

The survey of mid-level and senior level professional women in commercial real estate was conducted during the first two weeks of September 2008.

CREW Convention Review
2008 CREW Network Convention & Marketplace, Houston, Texas
By Rosalie G. Keszler, CCIM & Jinny Saad of Thomas Properties Group

Houston, Texas, October 15, 2008, was the official kick-off of Opportunities Rising: A New Day. A New Deal - 2008 CREW Network Convention & Marketplace that took place over three days at the Hilton Americas hotel in downtown Houston, Texas. Almost 700 people attended this year's convention. A contingency of CREW Austin members were on hand to participate and experience first hand the immensely invigorating and powerful connections made with our brethren CREW memberships across the country. CREW Austin had 21 people attending, a record number for our chapter. In the company of Jane Snoddy Smith, the 2009 CREW Network president, Kathy Carr, the 2008 CREW Austin president, and Jinny Saad, the 2009 CREW Austin president, were several CREW Austin officers, board of directors and seasoned members that attended the event. We also had several of our newest members come and see the benefit of the Network and enjoy three full days of building relationships and enhancing professional development., with a few of our newest members joining in. Special thanks to Jane Smith, Jennifer Sherrill and Amy Mitchell for inviting all Austin attendees to Fulbright & Jaworski's "Spa-tacular" event, an afternoon filled with relaxation AND networking!
In addition to all the fun that was had, attendees also received the latest trends, market forecasts, professional development tools and strategic innovations that will give them the edge they need over their competition.

This event is also where serious business connections were made, where solutions for challenging times were discovered and where top women and men influencing the major deals look for partners. If you did not attend the Houston convention, you can't afford to miss another one! Simply put, professionals who are better prepared and better informed than their competition have the advantage - as do their organizations.
Here are just a few benefits of attendance:
* Nearly 700 commercial real estate professionals attend - all are doing deals, all are looking for new deals. The connections you make will benefit your entire organization.
* In-depth market forecasts delivered by the experts
* Carefully planned education sessions that address current market challenges and solutions
* Targeted professional development sessions
* Marketplace trade show featuring more than 60 exhibitors
* Dedicated business networking events
* Learning excursions provide a street-level view of Houston's development projects

The first evening's events included a First-Time Attendee reception followed by the Network Marketplace & Reception. The evening ended too soon for many of us! Day two was filled with sessions that covered many varied topics, with a few of our very own on panels - Angel Benschneider and Jennifer Sherrill, along with moderator Kathy Carr. More networking was done, new connections made, some fraternization accomplished. Dine-rounds and impromptu dinner connections were made. That evening was also the first CREW Foundation dinner held on the 60th floor of the Hines building in downtown Houston. What a fabulous event, the dinner was catered by a Master Chef, of which there are only 64 in the nation, followed by a live auction, all benefitting CREW Foundation. Final day 3 the morning came early for a few of us - but managed to make it to the morning's sessions on time. Several headed back to Austin mid-day, but some made it through the evening' Friday Night Celebration: "CREW Network Odyssey 2008: Blasting into the New Frontier". All in all, the week was a success. Now to carry on the momentum! It is an experience you don't want to miss, join us in Boston next year as CREW Network celebrates 20 years.

REDNews Asks: Do you have advice for our readers on securing a loan in the near future?

Kelly's reply: Be flexible and realistic. As credit markets have contracted, some lenders have toughened up their guidelines. Also, be realistic with appreciation rates and values. Those have slowed in some areas, as well.
